While at GGP Inc., Ms. Kailus negotiated and closed on approximately $7,500,000,000 of acquisitions, dispositions, joint ventures and financings from 2011-2018. Ms. Kailus also negotiated and closed the acquisition of vacant land parcels in Norwalk, Connecticut, which parcels are currently being improved with a shopping center known as the SoNo Collection (the only ground-up development for GGP since emergence from bankruptcy in 2010). In connection with the development of the SoNo Collection, Ms. Kailus managed issues related to obtaining entitlements, governmental approvals and environmental remediation. Ms. Kailus drafted and negotiated various agreements related to the development of the shopping center, including, leases with Nordstrom and Bloomingdale’s, a condominium declaration and governmental financing.
While at Joseph Freed and Associates, Ms. Kailus focused on variety of transactional, development and operational matters, including, many aspects of the development of Block 37 in Chicago, Illinois. Ms. Kailus closed on the sale of subterranean property to the Chicago Transit Authority and the amendment to the Redevelopment Agreement with the City of Chicago which allowed for apartments and a hotel to be constructed within the air rights above Block 37.
While at Equity Office, Ms. Kailus negotiated and closed more than 20 acquisitions and 100 dispositions valued at approximately $7,000,000,000. As the Secretary of the Investment Committee, Ms. Kailus participated in meetings, prepared minutes and determined requisite approvals for such transactions. Ms. Kailus also performed due diligence and provided legal support for the integration of properties into the Equity Office portfolio related to the mergers of Cornerstone (2000) and Spieker (2001) into Equity Office.
